Plus, in the past fifteen year manufactures have made great strides in developing products with more depth and character than your grandma’s asphalt had.

Cost for asphalt shingle roof replacement
Let’s say you have a typical 30 square, 9/12 pitch asphalt shingle roof with one layer that needs replacing. What is the potential cost range for such a roof? Answer, $18,000 (30 x $600/square). You could choose a standard grade, asphalt composite three tab shingle that costs $100 per square (material) or a middle-of-the-road architectural shingle for $150 per square, or, you could go for it and choose a designer material for $350 per square. To the surprise of many, the cost variation in asphalt roofing is the greatest among any common material, with lower grades appealing to high-volume builders and higher grades to those in nicer homes. Keep in mind, these are cost approximations and may or may not apply to your project.
Project Estimates
When estimating the cost of an asphalt roofing project, several key factors come into play.
Other than the material selection, the biggest cost drivers in the repair or replacement of asphalt shingle roofs in Minneapolis St. Paul area are the roof size, complexity, roof slope and height. Labor will increase with the additional layers of existing material to be torn off. It’s common on older Minneapolis homes-anything pre 1975-to have solid, dimensional lumber roof decking such as 1×8. Excessive gaps between the decking pieces sometimes requires an overlay of plywood over the entire roof before a new roof can be applied. Having a smaller yet still important affect on price are the number off penetrations and accessories such as chimneys, skylights, stacks and vents.
